Ronto Reports Strong Sales At Naples Square in 2015

The Ronto Group reported that Naples Square’s walkable lifestyle and elegantly detailed floor plans generated strong sales in 2015. Naples Square is being developed by Ronto at 5th Avenue South and Goodlette-Frank Road. Naples Square will bring a sense of cohesion to downtown by connecting 5th Avenue South to Bayfront with access on 10th Street via 3rd Avenue South. Vehicular, pedestrian, and bicycle traffic will flow easily from 10th Street to Bayfront on a redesigned segment of 3rd Avenue South between 10th and Goodlette-Frank Road within Naples Square.

Ronto marked the completion of 73 Phase I residences in 2015, 71 of which are sold. Twenty of the 22 residences that remained last January 1 were sold in 2015. The total value of Phase I sales is now just under $60 million. Three previously sold furnished Phase I models are expected to open this month. Ronto released 73 Phase II residences for sale and started Phase II construction in 2015. Through the end of December, 37 Phase II sales contracts worth nearly $40 million were processed. Phase II is now over 50% sold. Nine floor plans, three of which are sold out, are included in the Phase II offering.

The Third Avenue South streetscape that bisects Naples Square, including the pavered roadway, curbs, sidewalks and the community’s signature fountains, has been completed. The streetscape has enhanced the visual appeal of downtown and made Ronto’s vision of a downtown walk-able lifestyle a reality. Residents of Naples Square, as well as visitors and residents elsewhere in Old Naples, will enjoy more immediate access to shopping, dining, and entertainment venues throughout the entire downtown district from Bayfront west to the beach.

As sales at Phase II indicate, the availability of one and two story, two and three bedroom plus den floor plans from over 1,200 to over 3,800 square feet under air with open-concept living areas, open-air terraces, and controlled access under-building parking priced from the $600’s continues to hold strong appeal. Base-priced at $615,000, the Alton great room plan is one of the available Phase II floor plans and features 1,268 square feet of living space plus a 235 square feet balcony. The Alton includes two bedrooms and two full baths. The great room and owner’s bedroom open to the balcony. The kitchen’s counter height bar and food preparation area includes a double stainless steel sink, dishwasher and seating. The plan’s open feeling continues with a dining area that merges with the great room’s seating area. The plan includes a walk-in closet in the owner’s bedroom, and a separate laundry room.

The two-bedroom plus den, two-bath Phase II Ballard plan offers 1,529 square feet of air conditioned living space plus a 203 square feet open-air balcony and is base-priced at $715,000. The great room, master bedroom, and guest bedroom open to the balcony. An optional pocketing door is available to provide ensuite guest quarters. A counter-height island in the kitchen offers seating as well as a stainless steel sink, dishwasher and a food preparation area.

Now base-priced at $800,000, the Phase II Chelsea two-bedroom plus den, two-and-a-half bath plan includes 1,843 square feet of air conditioned living space and a comfortable 238 square feet balcony. The great room, master bedroom, and guest bedroom all open to the balcony. The plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The owner’s suite includes walk-in closets and a bath with a glass-enclosed shower and tub and separate vanities.

The Ronto Group reported that with 37 binding and pending sales contracts worth nearly $40 million already processed, Naples Square Phase II is over 50% sold. The Third Avenue South streetscape that will bisect Naples Square has been completed.

Naples Square’s Phase II Denison plan offers 2,264 square feet of living space and a 290 square feet balcony. Based priced at $990,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with counter height bar seating, and a wraparound balcony accessed from the family room, dining room, and one of the guest bedrooms. The owner’s suite includes a bedroom with a private balcony, walk-in closets, and a bath with separate vanities, a soaking tub, glass-enclosed shower, and a separate water closet. A penthouse Denison residence on Phase II’s top floor is base-priced at $1,090,000.

The two-story Phase II Franklin plan offers 2,857 square feet with three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330 square feet flex room, the owner’s suite, a guest suite, and a laundry room. An optional elevator is available. A glass enclosed shower, soaking tub, and separate vanities are included in the master bath. The Phase II Franklin features a private oversized one-car garage accessed directly from the residence and is base-priced at $1,350,000.
