The Ronto Group announced that construction of 73 Phase I residences at Naples Square continues to progress on schedule for completion this November. Binding and pending Phase I sales contracts worth $51.3 million have been processed and just six Phase I residences remain available for purchase. Guided Phase I building walk-through tours are now available. Three furnished model residences are scheduled for completion by the end of August. Naples Square is being developed by Ronto at 5th Avenue South and Goodlette-Frank Road in downtown Naples. Naples Square’s walk-able lifestyle and the availability of one and two story, two and three bedroom plus den floor plans from over 1,200 to over 3,800 square feet under air with open-concept living areas and open-air terraces priced from the $600’s continue to attract homebuyers. Controlled access under-building parking is included.
As Phase I construction progresses, the visual appeal of the design created by MHK Architecture and Planning owner Matthew Kragh, AIA, and MHK’s Erik Young continues to become evident. The exterior finishes on the west quadrant have been completed and exterior finishing of the east quadrant has begun. The hardscape for the building’s courtyard amenity deck has been poured and the block layout for the planters that will contribute to the deck’s lushly landscaped ambiance has started. The amenity deck will feature a resort-style heated salt-water swimming pool and spa, sundeck, pavilion bar with gas grills, and a gas fire table with seating, as well as state-of-the art technology, convenient private storage, bicycle storage within the garage, and secure under building parking. The pool baths will be finished with a contemporary 12” x 24” glossy white ceramic subway tile set vertically. A club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level.
Inside the building, inspection of the corridor penetrations has been completed and drywall installation has begun. Cabinetry, pre-hung door, casing, and crown molding installation in the residences is continuing as planned in the west quadrant. Countertops are being installed in the kitchens, laundries, and all baths and the installation of shower enclosures started the first week in July. East quadrant roof sheathing installation continues along with the framing of the corridor and demising walls and the waterproofing of windows on level 4. MEP inspections are also continuing at the east quadrant.
Meanwhile, The Ronto Group, Suffolk Construction, and BCBE Construction have submitted construction plans and other documents to the Building Department of the City of Naples for the building permit for Naples Square Phase II. Ronto expects to begin Phase II construction later this summer. Binding and pending sales contracts worth $24.5 million have been processed for Phase II residences. The Phase II offering includes nine floor plans, two of which, the Gibson and the Hamilton plans, are sold out. Just one Phase II Essex floor plan remains available.
