With 73 Phase I residences on schedule for completion this fall, and just eight Phase I residences remaining, homebuyers intent on living a downtown, walkable lifestyle have clearly been captivated by the Phase II floor plan offering at Naples Square, a community being developed by the Ronto Group at 5th Avenue South and Goodlette-Frank Road in downtown Naples. Ronto has already processed contracts valued at over $20 million for residences in Naples Square’s second residential building that is scheduled to begin construction this fall. Naples Square’s walk-able lifestyle and the availability of one and two story, two and three bedroom plus den open concept floor plans from over 1,200 to over 3,800 square feet priced from the $600’s have made it one of Naples’ most desirable communities.
The Phase II Alton great room plan is base-priced at $580,000 and features 1,268 square feet plus a 235 square feet balcony. The Alton includes two bedrooms and two full baths. The great room and owner’s bedroom open to the balcony. The kitchen’s counter height bar and food preparation area includes a double stainless steel sink, dishwasher and seating. A walk-in closet is included in the owner’s bedroom.
The two-bedroom plus den, two-bath Phase II Ballard plan offers 1,529 square feet plus a 203 square feet balcony and is base-priced at $700,000. The great room, master bedroom, and guest bedroom open to the balcony. An optional pocketing door is available to provide ensuite guest quarters. A counter-height island in the kitchen offers seating as well as a stainless steel sink, dishwasher and a food preparation area. The Ballard will be one of Phase II’s three furnished models.
Base-priced at $785,000, the Phase II Chelsea two-bedroom plus den, two-and-a-half bath plan includes 1,843 square feet and a 238 square feet balcony. The great room, master bedroom, and guest bedroom open to the balcony. The plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The owner’s suite includes walk-in closets and a bath with a glass-enclosed shower and tub and separate vanities. A Chelsea Phase II model is planned.
With its private oversized one-car garage accessed from the residence and a walk-out 227 square feet balcony adjoining the home’s entry on the ground floor, the Dartmouth plan lives like a townhome. The plan features 2,175 square feet with three bedrooms, a den, three baths, a family room and dining room, and a kitchen with a counter height island and bar seating. The family room and dining room open to the balcony. Base-priced at $925,000, the Phase II Dartmouth’s owner’s suite includes walk-in closets, and a bath with separate vanities, a soaking tub, and a glass-enclosed shower.
The Phase II Denison plan offers 2,264 square feet and a 290 square feet balcony. Based priced at $975,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with counter height bar seating, and a wraparound balcony accessed from the family room, dining room, and one of the guest bedrooms. The Phase II Essex plan is base-priced at $1.120 million.
The two-story Phase II Franklin plan offers 2,854 square feet with three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330 square feet flex room, the owner’s suite, a guest suite, and a laundry room. An optional elevator is available. A glass enclosed shower, soaking tub, and separate vanities are included in the master bath. The Franklin features a private oversized one-car garage accessed directly from the residence and is base-priced at $1,325,000.
Ronto is introducing two new Phase II plans, both of which have sold. The Gibson floor plan includes a walk-out to the street and an oversized two-car garage accessed from the residence. The 2,752 square feet great room plan offers a dining area, and island kitchen, four bedrooms plus a den, and four-and-a-half baths. A 227 square feet outdoor terrace is included. The Gibson floor plan is base-priced at $1,195,000.
Base-priced at $1,495,000, the two-story Hamilton plan also features a two-car garage accessed from the residence. The 3,808 square feet plan features an optional elevator leading to a second floor with a great room, dining area, island kitchen, den, powder bath, the owner’s suite, a guest suite, and a 895 square feet wraparound terrace. Two guest suites, a powder bath, a flex room with a wet bar, and a 213 square feet terrace are located on the first floor.
