Naples Square Accepting Phase II Contracts, To Break Ground in Fall

The Ronto Group announced it is now converting over $18 million in Naples Square Phase II reservations to contract and is planning on breaking ground for the construction of the downtown community’s second residential building in the fall of 2015. Phase II purchase agreements are now being accepted. Ronto also announced that Naples Square’s Phase I building is over 85% sold with $47 million in binding and pending contracts already processed. Naples Square is being developed by Ronto at the corner of 5th Avenue South and Goodlette-Frank Road and changing the way people live in downtown Naples. Naples Square’s walk-able lifestyle and the availability of one and two-story, two and three bedroom plus den floor plans from over 1,200 to over 3,600 square feet under air with open-concept living areas and open-air terraces have made it one of Naples’ most desirable communities.

Naples Square will bring a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South. Priced from the $600’s, the Naples Square floor plans offer 10-foot ceilings, designer kitchens, chic master bedrooms and designer flooring throughout. The u-shaped Phase I and Phase II residential buildings will be situated with their open ends facing one another. Juxtaposing the buildings allowed MHK Architecture and Planning owner Matthew Kragh, AIA to create amenity courtyards over each building’s parking level and to design residences with long-range, courtyard views.

As construction progresses, the connectivity that Naples Square will afford is becoming evident. Underground utility infrastructure work is nearing completion on 3rd Avenue South that will run through the community and connect downtown to Naples Square and Bayfront. Curbs along 3rd Avenue South have been installed. The 3rd Avenue South streetscape will be finished with brick pavers and landscaping designed to provide a park-like ambiance. The roundabouts and fountains that will serve as Naples Square’s signature memory points will begin taking shape as construction of the 3rd Avenue South streetscape progresses. Residents will have the convenience of a commercial component fronting Goodlette-Frank Road east of the residential buildings. A green space will separate the residential and commercial components. The separation will contribute to Naples Square’s sense of place and establish a tranquil feeling.

Naples Square’s floor plans will include finishes specified by Renee Gaddis Interiors. Standard details will include porcelain tile flooring in the living areas, kitchens and baths in sizes up to 24” x 24”, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans. The kitchen designs include KitchenAid Architect Series II stainless steel appliances, European frameless construction, full-overlay cabinetry with a variety of door profiles, finish selections and hardware, a stainless steel, under-mount sink with a pull-out spray faucet, and multiple granite and quartz countertop options. The master bath will feature marble-topped vanities with dual sinks, showers with bench seats and glass enclosures, soaking tubs with most floor plans, and a separate water closet room. After designing the common areas in Naples Square’s first residential building, Renee Gaddis Interiors will also specify the latest luxury finishes and features that will be found in the Phase II common areas.

Ronto is introducing two new Phase II plans and has enhanced several of the seven Phase I plans that are also being included in the Phase II offering. The new Gibson floor plan includes a walk-out to the street and an oversized, private two-car garage accessed directly from the residence. The 2,731 square feet under air great room plan offers a dining area, and island kitchen, four bedrooms plus a den, and four-and-a-half baths. A comfortable 227 square feet outdoor terrace is included and can be accessed from the great room, the owner’s suite, and one of the guest bedrooms. The new Gibson floor plan is base-priced at $1,195,000.

The new two-story Hamilton plan also features a walk-out to the street and a private two-car garage accessed directly from the residence. The 3,649 square feet under air plan features an optional elevator leading to a second floor with a great room, dining area and island kitchen, a den, a powder bath, the owner’s suite, a guest suite, and a 682 square feet wraparound terrace accessed from the great room, dining area, den, and guest suite. Two guest suites, a powder bath, and a flex room with a wet bar are located on the first floor. A 213 square feet first floor terrace is accessed from one of the guest suites and from the flex room. The new Hamilton plan is base-priced at $1,495,000.
