Homebuyers are responding to the ease and convenience of the Naples Square lifestyle in increasing numbers. Less than a year after being released for sale, the community’s Phase I residential building is over 85% sold. Binding and pending sales contracts worth $47 million have been processed. Phase I construction is well underway. The roof levels of the northwest and southwest quadrants of the Phase I residential building have been poured and topped off and the first elevated decks on the northeast and southeast quadrants have been poured. Seventy-three Phase I residences are on schedule for completion by fall of this year.
In mid-January, 2015, Ronto announced it was accepting reservations for residences in the Phase II building. In the ensuing two months, over $18 million in Phase II reservations were processed. Ronto is now converting those Phase II reservations to contracts and accepting purchase agreements. Earlier this month, Ronto announced it is planning on breaking ground for the construction of Naples Square’s second residential building in the fall of 2015.
Ronto is introducing two new Phase II plans and has enhanced several of the seven Phase I plans also being included in the Phase II offering. The new Gibson floor plan includes a walk-out to the street and an oversized, private two-car garage accessed directly from the residence. The 2,731 square feet under air great room plan offers a dining area, and island kitchen, four bedrooms plus a den, and four-and-a-half baths. A comfortable 227 square feet outdoor terrace is included and can be accessed from the great room, the owner’s suite, and one of the guest bedrooms.
The new two-story Hamilton plan also features a walk-out to the street and a private two-car garage accessed directly from the residence. The 3,649 square feet under air plan features an optional elevator leading to a second floor with a great room, dining area and island kitchen, a den, a powder bath, the owner’s suite, a guest suite, and a 682 square feet wraparound terrace accessed from the great room, dining area, den, and guest suite. Two guest suites, a powder bath, and a flex room with a wet bar are located on the first floor. A 213 square feet first floor terrace is accessed from one of the guest suites and from the flex room.
A landscape design by Christian Andrea of Architectural Land Design, Inc. will bring a park-like feeling to Naples Square. Andrea’s design merges pavered roadways, entry water features, and fountain roundabouts with Washingtonia and Medjool Date palms and a mix of plantings. Oak trees will create a canopy to provide shade and soften the building mass. Plantings in the design include Clusia, Variegated Dwarf Schefflera, and Bougainvillea. Asian Jasmine, a carpet-like groundcover, will be used in the pedestrian areas. Intersections, crossings, and building entries will be identified by tall palms. Building corners adjacent to the roundabouts will be softened by scattered height Washingtonia palms. The streetscapes will be lined with palms interspersed with flower beds, strips of green, and landscaped areas.
A mixture of Bermuda, British West Indies, and Coastal Contemporary architectural styles by MHK Architecture and Planning owner Matthew Kragh, AIA, will bring a timeless flavor to Naples Square. MHK has created an architectural design that takes full advantage of Andrea’s captivating landscape. The majority of the Naples Square residences will have views of the community’s amenity courtyards, fountain features, and landscaped streetscapes. The u-shaped Phase I and Phase II residential buildings will be situated with their open ends facing one another. Juxtaposing the buildings allowed Kragh to create the courtyards over the parking levels and design residences with long-range, courtyard views.
