With 73 Phase I residences on schedule for completion by the end of November, the award-winning Ronto Group is preparing to unveil three furnished Phase I models that will showcase Naples Square’s luxurious features and finishes. Ronto is developing Naples Square at 5th Avenue South and Goodlette-Frank Road in downtown Naples. The community’s walk-able lifestyle and the availability of one and two story, two and three bedroom plus den floor plans from over 1,200 to over 3,800 square feet under air with open-concept living areas and open-air terraces priced from the $600’s continue to attract homebuyers. Controlled access under-building parking is included. Three Phase I residences remain available for purchase. Guided Phase I building walk-through tours are now available.
An eclectic mixture of Bermuda, British West Indies, and Coastal Contemporary architectural styles created by Matthew Kragh, AIA, owner of MHK Architecture & Planning, will bring a timeless flavor to Naples Square. Kragh’s site plan will bring a sense of cohesion to downtown while tying Naples Square into the fabric of the Old Naples street grid system and into current and future plans of the Naples Pathway Committee and the City of Naples. Pavered streetscapes and sidewalks within the community will embrace and transform existing city streets to create a cohesiveness that will unite every element of downtown by connecting 5th Avenue South to Bayfront with access on 10th Street via 3rd Avenue South. Vehicular, pedestrian, and bicycle traffic will flow from 10th Street to Bayfront on a redesigned segment of 3rd Avenue South between 10th and Goodlette-Frank Road within Naples Square. Naples Square’s residents, visitors, and residents elsewhere in Old Naples will enjoy more immediate access to shopping, dining, and entertainment venues throughout the downtown district from Bayfront west to the beach.
The Phase I models have sold and are available for viewing through leasebacks. The Chelsea model’s interior was designed by Rachelle Porco and Christine Neal of Robb & Stucky Furniture and Interiors. The two-bedroom plus den, two-and-a-half bath Chelsea includes 1,832 square feet and a 214 square feet terrace. The great room, master bedroom, and guest bedroom open to the terrace. The owner’s suite features a bath with a glass-enclosed shower and tub and his and her vanities. The Chelsea will showcase natural materials, including woods, stone, glass, metals, cork, and grass cloth against cream backgrounds and darker patterns. Flooring throughout the living areas will be porcelain tile with a bamboo texture. The study’s built-in will include a desk and shelving. The owner’s bath will present a stone tile tub surround and flooring, vanity cabinetry with a sienna-toned finish.
The Denison’s interior is by Claudia Baer of Baer’s Furniture. The Denison offers 2,264 square feet and a 290 square feet balcony. The plan features three bedrooms, a den, three baths, a family room and dining room, island kitchen, and balcony that wraps around the corner of the building. The owner’s suite includes a bedroom with a balcony, and a bath with his and her vanities, a soaking tub, and a glass-enclosed shower. Baer’s design includes clean-lined elements and rich textures. The model’s color palette ranges from white to taupes with accents in coastal tones. Flooring in the living areas is a linen-textured 12” x 24” ceramic tile. The family room and dining rooms’ sliding glass doors will transition to the wrap-around balcony.
The Essex model’s urban tropical interior designed by Renee Gaddis Interiors offers 2,469 square feet. The great room, dining room, master bedroom, and a guest bedroom open to a 277 square feet balcony. The plan includes a den and an island kitchen. The owner’s suite features walk-in closets and a bath with his and her vanities, a soaking tub, glass enclosed shower, and a separate water closet. The color palette includes neutral whites with splashes of navy blue, emerald green and orange. Wide plank wood flooring will add contrast throughout the living areas, study and bedrooms. Walking into the huge great room, dining room and kitchen space will inspire the feeling of being welcomed into a tropical, light-filled urban vacation.
Naples Square offers a diverse assortment of amenities to enhance its coveted downtown living experience in a controlled access environment. Residents will enjoy a professionally designed fitness center with state-of-the-art strength and cardio equipment, a courtyard amenity deck featuring a resort-style heated swimming pool and spa, sundeck, pavilion bar with gas grills, and a gas fire table with seating, as well as state-of-the art technology, convenient private storage, bicycle storage within the garage, and secure under building parking. The pool baths will be finished with a contemporary 12” x 24” glossy white ceramic subway tile set vertically. The club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level. Naples Square will be staffed by a professional management team that includes full-time maintenance and housekeeping personnel.
As Phase I nears completion, the site for Phase II at Naples Square has been cleared and scraped in preparation for the beginning of construction. Binding and pending sales contracts worth over $30 million have been processed for Phase II residences. Nine floor plans, three of which are sold out, are included in the Phase II offering. Ronto anticipates starting Phase II construction later this year. The Phase II building will feature 73 luxury residences.
