Naples Square The Place to Be Downtown

Naples Square is a new community being developed by The Ronto Group at the corner of 5th Avenue South and Goodlette-Frank Road that is changing the way people live in downtown Naples. Naples Square’s walk-able lifestyle and the availability of one and two-story, two and three bedroom plus den floor plans from over 1,200 to over 3,600 square feet under air with open-concept living areas and open-air terraces have made it one of Naples’ most desirable communities. Through the middle of February, Ronto had processed binding and pending sales contracts worth over $43 million for Phase I residences. Phase I is now more than 80% sold. Reservations for Phase II residences worth over $15 million have been processed since Ronto introduced its plans for Naples Square’s second building in late January.

Naples Square will present a park-like ambiance rarely found in urban settings and contribute to the overall visual appeal of the downtown district. In addition to their visual appeal, the fountains at each of the roundabouts will provide a soothing level of white noise and have a cooling effect.

Naples Square will bring a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South. Priced from the $600’s, the Naples Square floor plans offer 10-foot ceilings, designer kitchens, chic master bedrooms and designer flooring throughout. Controlled access under-building parking is included. Residents will enjoy a professionally designed fitness center, a courtyard amenity deck featuring a resort-style heated swimming pool and spa, sundeck, pavilion bar with gas grills, and a gas fire table with seating, state-of-the art technology, private storage, and bicycle storage within the garage.

Naples Square’s streetscapes will be lined with numerous soaring palms interspersed with colorful flower beds, strips of green, and heavily landscaped areas that separate the sidewalks and buildings.

Seventy-three Phase I residences are on schedule for completion by fall of this year. The roof levels of the northwest and southwest quadrants of the Phase I residential building have been poured and topped off. In addition to the topping off of the quadrants on the building’s west side, the first elevated decks on the northeast and southeast quadrants have been poured and the building’s u-shaped architectural design has become better defined. The u-shaped Phase I and Phase II residential buildings will be situated with their open ends facing one another. Juxtaposing the buildings allowed MHK Architecture and Planning owner Matthew Kragh, AIA to create amenity courtyards over each building’s parking level and to design residences with long-range, courtyard views.

As construction progresses, the connectivity that Naples Square will afford is becoming evident. Underground utility infrastructure work is nearing completion on 3rd Avenue South that will run through the community and connect downtown to Naples Square and Bayfront. Curbs along 3rd Avenue South have been installed. The 3rd Avenue South streetscape will be finished with brick pavers and landscaping designed to provide a park-like ambiance. The roundabouts and fountains that will serve as Naples Square’s signature memory points will begin taking shape as construction of the 3rd Avenue South streetscape progresses. Residents will have the convenience of a commercial component fronting Goodlette-Frank Road east of the residential buildings. A green space will separate the residential and commercial components. The separation will contribute to Naples Square’s sense of place and establish a tranquil feeling.
