Naples Square’s Phase III Biltmore Plan Offers Ideal Pied-a-Terre

The Ronto Group has created eight open-concept Naples Square Phase III floor plans ranging from 1,460 to 3,238 square feet under air and base-priced from $695,000. Ronto is developing Naples Square at 5th Avenue South and Goodlette-Frank Road in downtown Naples. The one and two story, two and three bedroom plus den Phase III plans include spacious, thoughtfully designed living areas and open-air terraces. The plans feature 10’ ceilings, designer kitchens, chic owners’ bedrooms and designer flooring. The Phase III plans offer renamed and enhanced iterations of the community’s Phase I plans.

Base-priced at $845,000, the 1,698 square feet Phase III Biltmore floor plan is based on the 1,529 square feet Phase I Ballard plan. In addition to offering an 11% increase in air conditioned space, the Biltmore’s open-air terrace is 20% larger and measures 242 square feet. The two-bedroom plus den Biltmore offers the possibility of owning a Naples pied-a-terre just minutes from downtown’s dining, shopping, and entertainment attractions. The Biltmore residences will overlook the Phase III building’s landscaped courtyard amenity deck. The great room plan includes a counter-height island kitchen with a stainless steel sink, dishwasher and food preparation area. The great room, owner’s bedroom, and guest bedroom open to the terrace. The owner’s suite includes walk-in closets and a bath with a glass-enclosed shower and double vanities.

Ronto and MHK enlarged the width of the Biltmore’s great room, kitchen, and terrace by two feet, an enhancement that will contribute to the exceptional livability of the home’s core living areas. The enlarged width also allowed Ronto to increase the number of glass slider panels opening to the terrace from four to six, a step that provides the residence with additional natural light while enhancing the views of the courtyard. An additional foot of depth was included in the new terrace design. Taken in combination with its increased width, the additional depth resulted in the 20% overall increase in the terrace square footage. A full wall of cabinetry was added to the kitchen design and is now standard in all Biltmore residences. The re-design also resulted in a significant increase in the size of the owner’s bedroom. It now measures 15 x 15-feet, a full 225 square feet of sleeping quarters. To enhance the owner’s bedroom’s natural light and view, a third panel of glass was added to the window.

Construction of 73 Phase II residences continues on schedule for completion in first quarter, 2017, a timeframe that will allow Phase II residents to enjoy their new homes during the 2017 season. A choice selection of Phase II residences remains available. Nine floor plans, three of which are sold out, are included in the Phase II offering. The one and two story, two and three bedroom plus den floor plans range from over 1,200 to over 3,800 square feet under air and are priced from the $600’s. Three previously sold designer decorated furnished Phase I model residences are available for guided tours with a sales associate.
