Construction of 73 Phase II residences continues on schedule for completion in first quarter, 2017 at Naples Square, a timeframe that will allow residents to enjoy their new homes during the 2017 season. Just 11 Phase II residences remain available. Nine floor plans, five of which are sold out, are offered in Phase II. The open-concept one and two story, two and three bedroom plus den plans range from over 1,200 to over 3,800 square feet under air and are priced from the $600’s. Each of the plans features open-air terraces, controlled access under-building parking, private storage, and bicycle storage within the garage.
Naples Square is being developed by The Ronto Group at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. Naples Square’s walkable lifestyle is bringing a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South.
Ronto is accepting reservations for Phase III residences. Eight Phase III floor plans ranging from 1,460 to 3,238 square feet under air are priced from $695,000. The one and two story, two and three bedroom plus den plans include open-concept living areas and open-air terraces. The plans feature 10’ ceilings, designer kitchens, chic owners’ bedrooms, and designer flooring.
The Phase III floor plans offer enhanced iterations of Naples Square’s Phase I plans. Modeled after the 2,934 square feet Phase I Franklin floor plan, the two-story Phase III Fenwick plan offers 3,238 square feet under air, a 10% increase in air conditioned space. The Fenwick features three bedrooms, three-and-a-half baths, a great room and formal dining area, an island kitchen, powder room, and a guest suite on the first floor, and a second floor with a flex room, an owner’s suite, second guest suite, laundry room, and an elevator that is included in an array of standard features. A glass enclosed shower, soaking tub, and his and her vanities are included in the owner’s bath. Base-priced at $1,550,000, the Fenwick plan includes a 323 square feet open-air outdoor living room off the flex room that offers the possibility of an indoor/outdoor lifestyle. The first floor Fenwick residences include a private, oversized one-car garage directly accessible from the residence.
Ronto and MHK Architecture and Planning redesigned the Phase I Franklin plan to create enhanced space sequences in the Fenwick. The two-story great room ceiling in the Franklin was replaced by a 10-foot ceiling in the Fenwick to allow the creation of additional space in the upstairs flex room and second floor outdoor living room. The depth of the great room was increased by four feet. The Fenwick’s flex room can accommodate a sectional sofa, media center, and pool table. The space now has six panels of pocketing sliders that open to the 23 x 14-feet outdoor living room. A powder bath was also added on the second floor. The second floor owner’s bedroom and guest bedroom both open to the outdoor living room and to Juliette balconies.
