As Naples Square’s Phase I and Phase II residents enjoy their new downtown lifestyle, The Ronto Group continues to experience strong sales for residences included in the community’s Phase III offering. Phase III purchase agreements worth nearly $32 million have been processed and construction of the Phase III building is expected to start in 4th quarter of this year. Naples Square is being developed by Ronto at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. The community’s walkable lifestyle is bringing a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via 3rd Avenue South.
Eight Phase III floor plans designed by MHK Architecture and Planning range from 1,460 to 3,238 square feet under air and are priced from $695,000. The one and two-story, two and three-bedroom plus den plans include open-concept living areas and open-air terraces. The plans feature 10’ ceilings, designer kitchens, chic owners’ bedrooms and designer flooring. One of the Phase III plans, the Emerson, is already sold out.
The Phase III floor plans offer renamed and enhanced iterations of the Phase I plans. Based on the 2,264 square feet Phase I Denison plan, the spacious Phase III Dover plan offers 2,375 square feet of living space, an increase of 111 square feet. The Dover also includes a 314 square feet open-air balcony. Base-priced at $1,150,000, the plan features three bedrooms, a den, three baths, a large great room and dining room, an island kitchen with counter height bar seating, and an L-shaped balcony that wraps around the corner of the building. The great room, dining room, and one of the guest bedrooms open to the balcony. The owner’s suite includes a bedroom with a private balcony, double walk-in closets and a bath with his and her vanities, a soaking tub, glass-enclosed shower, and a separate water closet. The Phase III Dover plan is available with eastern, southern, western, northern, and courtyard exposures.
To enhance the space sequences in the Phase III Dover, Ronto and MHK started by pushing the corner unit’s great room and dining area out toward the exterior of the building to increase the depth of the space by four feet and the width by two feet. The increase in depth and width allowed Ronto to add a third panel of glass to the main great room window and to add a fourth panel to the slider that opens to the balcony. The additional panels of glass will allow significantly more natural light to flow into the residence. The space enhancements in the great room also increased the size of the balcony compared to the Phase I Denison plan. Ronto also increased the size of the Dover’s study by 30% when compared to the Phase I Denison by repositioning the laundry room. An additional two feet of depth was added to one of the guest bedrooms.
The Phase III Dover residence and its enhanced space sequences will offer an exceptional level of livability to complement Naples Square’s amenity rich walkable lifestyle. The plan’s entry opens to a foyer that will feature a ceiling detail. The enlarged study is situated to the left at the front of the residence. The foyer leads to the home’s primary living space that includes the great room, dining room, and island kitchen. Three banks of sliders will open the living area to the balcony to offer indoor/outdoor relaxing and entertaining. The enlarged guest bedroom also opens to the balcony. The island in the kitchen provides an additional gathering place.
The Phase III Biltmore floor plan also reflects the enhanced space sequences available in the Phase III offering. Base-priced at $845,000, the 1,698 square feet under air plan is based on the 1,529 square feet Phase I Ballard plan. In addition to offering an 11% increase in air conditioned space, the Biltmore’s open-air terrace is 20% larger and measures 242 square feet. The two-bedroom plus den Biltmore plan offers the possibility of owning a residence literally just minutes from downtown’s dining, shopping, and entertainment attractions. Each of the Biltmore residences will overlook the Phase III building’s lushly landscaped courtyard. The great room plan includes a spacious counter-height island kitchen with a stainless-steel sink, dishwasher and a food preparation area. The great room, owner’s bedroom, and guest bedroom all open to the terrace. The owner’s suite includes double walk-in closets and a bath with a glass-enclosed shower and his and her vanities.
Ronto and MHK enlarged the width of the Biltmore’s great room, kitchen, and terrace by two feet, an enhancement that will contribute to the exceptional livability of the home’s core living areas. The enlarged width also allowed Ronto to increase the number of glass slider panels opening to the terrace from four to six, a step that provides the residence with additional natural light while enhancing the views of the courtyard. An additional foot of depth was included in the new terrace design. Taken in combination with its increased width, the additional depth resulted in the 20% overall increase in the terrace square footage. A full wall of cabinetry was added to the kitchen design and is now standard in all Biltmore residences. The re-design also resulted in a significant increase in the size of the owner’s bedroom. It now measures 15 x 15-feet, a full 225 square feet of sleeping quarters. To enhance the owner’s bedroom’s natural light and view, a third panel of glass was added to the window.
Just two residences in Naples Square’s completed Phase II building remain available for purchase and feature Ronto’s Franklin and Denison floor plans. The completed two-story Franklin residence offers 3,378 square feet, including 2,857 square feet under air, a 196-square foot private balcony, and a private oversized one-car garage accessed from the residence. Priced at $1,425,422, the Franklin showcases upgraded features and finishes. The plan presents three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330-square foot flex room, the owner’s suite, a guest suite, a laundry room, and a glass tube elevator. The completed Denison residence features 2,554 square feet, including 2,264 square feet under air and a 290 square feet balcony. The plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with counter height bar seating, and a wraparound balcony. The Denison is priced at $1,088,921. Three previously sold Phase II furnished models remain open for viewing with a sales associate.
Ronto has announced plans for the Shoppes at Naples Square, a combination of retail and restaurant space on the eastern edge of the Naples Square site. Ronto anticipates retail openings in 2019. Gulfshore Playhouse will close on its purchase of a three-acre tract within Naples Square this month and is developing plans for the construction of a multimillion-dollar 56,000 square feet theater and education complex. The complex will serve as an ideal anchor for the Shoppes at Naples Square.
