Naples Square is a new community being developed by the award-winning Ronto Group at the corner of 5th Avenue South and Goodlette-Frank Road that is changing the way people live in downtown Naples. Naples Square’s walk-able lifestyle and the availability of one and two story, two and three bedroom plus den floor plans from over 1,200 to over 3,600 square feet under air with open-concept living areas and open-air terraces priced from the $600’s have made it one of Naples’ most desirable communities. Binding and pending sales contracts worth over $42 million have been processed for Phase I residences at Naples Square. Phase I is now over 80% sold. At the same time, reservations for Phase II residences worth over $6.5 million have already been processed since Ronto introduced its plans for Naples Square’s second building in mid-January. The community will bring a welcomed sense of cohesion to downtown by connecting 5th Avenue South to Bayfront with access on 10th Street via 3rd Avenue South. Vehicular, pedestrian, and bicycle traffic will flow easily from 10th Street to Bayfront on a redesigned segment of 3rd Avenue South between 10th and Goodlette-Frank Road that will bisect the Naples Square community. Residents of Naples Square, as well as visitors and residents elsewhere in Old Naples, will enjoy more immediate access to shopping, dining, and entertainment venues throughout the entire downtown district from Bayfront west to the beach.
Naples Square’s light-filled, open floor plans offer 10’ ceilings, designer kitchens, chic master bedrooms and designer flooring throughout. Exceptional standard finishes have been specified by Renee Gaddis Interiors. Standard details include porcelain tile flooring in the living areas, kitchens and baths in sizes up to 24” x 24”, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans. The kitchen designs include KitchenAid Architect Series II stainless steel appliances, European frameless construction, full-overlay cabinetry with a variety of door profiles, finish selections and hardware, a stainless steel, under-mount sink with a pull-out spray faucet, and multiple granite and quartz countertop options. The master baths feature marble-topped vanities with dual sinks, showers with bench seats and glass enclosures, soaking tubs with most floor plans, and a separate water closet room. Controlled access under-building parking is included.
Renee Gaddis Interiors has also specified the latest luxury finishes and features that will be found in Naples Square’s Phase I common areas. Gaddis has designed the Phase I common areas to include a neutral color palette of greys, beiges, browns, and slight aqua accents. As planned, clean-lined architectural details and materials will provide a coastal feeling with a modern twist. Twisted brown and silver juniper branches will create visual interest and bring texture to the neutral color palette. The first floor elevator lobbies are slated to include terrazzo floors. Tile flooring with a wood look will be featured in the upper floor elevator lobbies to create a less commercial and more residential ambiance. Custom panels of asymmetrical blocks will serve as interesting accents on some of the elevator lobby walls. As planned, a unique club room will include a large counter-height bar table in a recycled glass material and a bar accent wall with a Mother of Pearl wall covering. The club room bathrooms will feature tongue and groove wood architectural details mixed with the wood-look tile on the walls, as well as large basin sinks with linear drains that are incorporated in a countertop fashioned from a man-made material with a concrete look.
Naples Square offers an assortment of amenities. Residents will enjoy a professionally designed fitness center with state-of-the-art strength and cardio equipment, a courtyard amenity deck featuring a resort-style heated swimming pool and spa, sundeck, pavilion bar with gas grills, and a gas fire table with seating, as well as state-of-the art technology, convenient private storage, bicycle storage within the garage, and secure under building parking. The club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level. Naples Square will be staffed by a professional management team that includes full-time maintenance and housekeeping personnel.
Christian Andrea of Architectural Land Design, Inc. has created a landscape design for the Phase I amenity deck that incorporates green spaces, Asian Jasmine ground cover, raised-planters with date palms, and arbors with vine plantings to create a garden-like effect. Additional planters provide a colorful note of separation between the terraces of the garden level residences and the edges of the plaza. Naples Square’s u-shaped residential buildings will be situated with their open ends facing one another. Andrea has taken the juxtaposition of the buildings into account and created long-range amenity deck view corridors with strong visual appeal.
