With Phase I now over 85% sold, and construction of 73 Phase I residences on schedule for completion this fall, The Ronto Group reported strong Phase II reservation activity at Naples Square, a community being built by the award-winning developer at the corner of 5th Avenue South and Goodlette-Frank Road in downtown Naples. Reservations for Phase II residences worth over $15 million have been processed since Ronto introduced Naples Square’s second building in January. The reservation activity has been driven by the availability of nine open concept Phase II floor plans ranging from 1,200 to over 3,600 square feet and priced from the $600’s that are ideally suited to Naples Square’s walkable downtown lifestyle. The flowing floor plans feature open-air terraces, 10’ ceilings, designer kitchens, chic master bedrooms, and designer flooring throughout. Controlled access under-building parking is included.
Ronto is introducing two new Phase II plans and has enhanced several of the seven Phase I plans that are also being included in the Phase II offering. The new Gibson floor plan includes a walk-out to the street and an oversized, private two-car garage accessed directly from the residence. The 2,731 square feet under air great room plan offers a dining area, and island kitchen, four bedrooms plus a den, and four-and-a-half baths. A comfortable 227 square feet outdoor terrace is included and can be accessed from the great room, the owner’s suite, and one of the guest bedrooms. The new two-story Hamilton plan also features a walk-out to the street and a private two-car garage accessed directly from the residence. The new Hamilton plan is base-priced at $1,495,000.
The Alton great room plan features 1,268 square feet of living space plus a 235 square feet balcony. The Alton includes two bedrooms and two full baths. The great room and owner’s bedroom open to the balcony. The kitchen’s counter height bar and food preparation area includes a double stainless steel sink, dishwasher and seating. The plan’s open feeling continues with a dining area that merges with the great room’s seating area. The plan includes a walk-in closet in the owner’s bedroom, and a separate laundry room. The Alton plan is base-priced at $615,000.
The two-bedroom plus den, two-bath Ballard plan offers 1,529 square feet of air conditioned living space plus a 203 square feet open-air balcony and is base-priced at $695,000. The great room, master bedroom, and guest bedroom open to the balcony. An optional pocketing door is available to provide ensuite guest quarters. A counter-height island in the kitchen offers seating as well as a stainless steel sink, dishwasher and a food preparation area.
Base-priced at $780,000, the Chelsea two-bedroom plus den, two-and-a-half bath plan includes 1,832 square feet of air conditioned living space and a comfortable 238 square feet balcony. The great room, master bedroom, and guest bedroom all open to the balcony. The plan features a kitchen with a peninsula counter height bar and food preparation area with a double sink and dishwasher. The owner’s suite includes double walk-in closets and a bath with a glass-enclosed shower and tub and separate vanities.
With its private oversized one-car garage accessed directly from the residence and a walk-out 227 square feet balcony adjoining the home’s entry on the ground floor, the Dartmouth plan lives like a villa or townhome. The plan features 2,175 square feet under air with three bedrooms, a den, three baths, a family room and dining room, and a kitchen with a counter height island and bar seating. The family room and dining room open to the balcony. Base-priced at $950,000, the Dartmouth’s owner’s suite includes walk-in closets, and a bath with separate vanities, a soaking tub, and a glass-enclosed shower.
The Denison plan offers 2,264 square feet of living space and a 290 square feet balcony balcony. Based priced at $950,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen with counter height bar seating, and a wraparound balcony accessed from the family room, dining room, and one of the guest bedrooms. The owner’s suite includes a bedroom with a private balcony, double walk-in closets, and a bath with separate vanities, a soaking tub, glass-enclosed shower, and a separate water closet.
The Essex floor plan provides 2,469 square feet of living space with a spacious living room, large dining room, and an island kitchen with counter height bar seating. The re-designed plan includes a total of 447 square feet of balcony space with balconies located on both sides of the residence, one accessed by the great room, owner’s bedroom, and a guest bedroom, the other by an enlarged den and a second guest bedroom. The owner’s suite includes double walk-in closets and a bath with separate vanities, a soaking tub, glass-enclosed shower, and a separate water closet. The Essex plan is base-priced at $1,095,000.
The spectacular two-story Franklin plan offers 2,934 square feet with three bedrooms, three-and-a-half baths, a living room with a two-story ceiling and double-stacked windows, a dining room, an island kitchen, and a second floor with a 330 square feet flex room, the owner’s suite, a guest suite, and a laundry room. The Franklin features a private oversized one-car garage accessed directly from the residence and is base-priced at $1,325,000.
Naples Square’s Phase II floor plans will include finishes specified by Renee Gaddis Interiors. Standard details will include porcelain tile flooring in the living areas, kitchens and baths in sizes up to 24” x 24”, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans.
