The Ronto Group reported a choice selection of less than 20 Phase III residences remains available at its Naples Square community situated at 5th Avenue South and Goodlette-Frank Road in downtown Naples. Phase III sales transactions worth more than $65 million have been processed to date and the building is more than 70% sold. Two of the three furnished models in the Phase III offering that were available for purchase with a leaseback have sold. All three will remain open for viewing upon completion of construction. Three of the Phase III floor plans, the Barton, Dorset and Emerson plans, are sold out. Three previously sold Phase II furnished models remain open for viewing with a sales associate.
Naples Square’s walkable lifestyle and the availability of one and two-story, two and three-bedroom plus den floor plans with open-concept living areas and open-air terraces continue to transform how people live downtown. Eight Phase III one and two-story floor plans from 1,460 to 3,238 square feet under air are base-priced from $764,000 to $1,724,500. The Phase III plans offer newly designed, enlarged, and re-named iterations of Naples Square’s Phase I residences. The two and three-bedroom plus den plans feature 10’ ceilings, open-air terraces, and designer kitchens with an enhanced appliance package with a gas cooktop and hood and a wall mounted oven and microwave. The Phase III building’s re-designed courtyard amenity deck offers a significantly enlarged pool deck and a 780-square foot pool that is 29% larger than the pools included in the Phase I and Phase II buildings.
Modeled after the 2,934 square feet under air Phase I Franklin floor plan, the two-story Phase III Fenwick plan offers 3,238 square feet under air, a 10% increase in air-conditioned space. The Fenwick plan features three bedrooms, three-and-a-half baths, a great room and formal dining area, an island kitchen, powder room, and a guest suite on the first floor, and a second floor that includes a spacious flex room, an owner’s suite, a second guest suite, a laundry room, and an elevator that is included in the Fenwick’s array of standard features. A glass enclosed shower, soaking tub, and his and her vanities are included in the owner’s bath. Base-priced at $1,684,000, the Phase III Fenwick plan includes a stunning 323 square feet open-air outdoor living room off the flex room that offers the possibility of enjoying a refreshing indoor/outdoor lifestyle. The first floor, east or west facing Phase III Fenwick residences provide easy access to 5th Avenue South and include a private, oversized one-car garage directly accessible from the residence. Just three Fenwick residences remain available.
Ronto and MHK Architecture and Planning redesigned the Phase I Franklin plan to create enhanced space sequences in the Fenwick that offer an exceptional level of livability. The two-story great room ceiling in the Franklin was replaced by a 10-foot ceiling in the Fenwick to allow the creation of additional space in the upstairs flex room and the second-floor outdoor living room. At the same time, the depth of the great room was increased by four feet. The Fenwick’s enlarged flex room can easily accommodate a sectional sofa, a media center, and a pool table. The space now has six panels of pocketing sliders that fully open to the 23 x 14-feet outdoor living room. A powder bath was also added on the second floor. The second-floor owner’s bedroom and guest bedroom both open to the outdoor living room and to Juliette balconies.
The Phase III residences will present the luxurious finishes that are the hallmarks of Naples Square. Standard details include porcelain tile flooring in the living areas, kitchens and baths in sizes up to 24” x 24”, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom closets, and separate laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans. Phase III’s open kitchens will feature an enhanced appliance package with a gas cooktop and hood and a wall mounted oven and microwave. European frameless construction, full-overlay cabinetry with a variety of door profiles, finish selections and hardware, a stainless steel, under-mount sink with a pull-out spray faucet, and multiple granite and quartz countertop options that are three centimeters thick are included. The master bath features marble-topped vanities with dual sinks, large showers with bench seats and glass enclosures, soaking tubs with most floor plans, and a separate water closet room.
The development of Naples Square not only continues to change the way people live downtown, but also how different areas within the Naples downtown district interact with one another. Naples Square is bringing a sense of cohesion to downtown by connecting 5th Avenue to Bayfront with access on 10th Street via a redesigned, beautifully landscaped segment of 3rd Avenue South. For the first time, the entire downtown district is enjoying a level of connectivity that offers new possibilities for a walkable, bikeable lifestyle, not only for residents of Naples Square, but also for downtown’s residents and visitors who are intent on enjoying every facet of historic Naples from Bayfront west to the beach.
Phase III residents will enjoy a re-designed courtyard amenity deck with an enlarged pool deck and a 780 square foot pool that is 29% larger than the pools in the Phase I and Phase II buildings. The new design raises the pool to a level that is flush with the other areas of the amenity deck. The re-design provides a larger area for poolside seating and outdoor dining tables. The new design also includes two tables under the pavilion that is adjacent to the pool. Just outside the pavilion, two gas grills with sinks and two different seating areas with firepits will enhance the outdoor cooking and socializing experience. A club room and a terrace will open to the pool area and include a bar, large screen television, a billiards room, and a furnished fire pit area on the courtyard level. Other amenities include a fitness center, secure under-building parking, private storage, and bicycle storage within the garage.
