The Ronto Group has received approval of its condominium documents for Naples Square I, a community with residences ranging from 1,200 to 3,000 square feet on the corner of Fifth Avenue South and Goodlette-Frank Road South.
Naples Square’s walkable lifestyle will bring a sense of cohesion to downtown by connecting Fifth Avenue South to Bayfront with access on 10th Street South via Third Avenue South. Ronto’s initial application for approval of the condominium documents of Naples Square I, a Condominium was submitted to the Division of Florida Condominiums on Jan. 17 after being completed by Lisa Van Dien of the Cheffy Passidomo Law Firm. Approval of the documents was received Feb. 20.
With the approval of the condominium documents, Ronto anticipates converting Naples Square reservations to contracts later this season. The community’s downtown location, walkable lifestyle, assortment of floor plans, and pricing that begins in the high-$400s, continues to generate an overwhelmingly positive response in the luxury homebuyer market.
Since opening its Naples Square sales gallery at 100 Goodlette-Frank Road S. in mid-January, Ronto has received more than 25 reservations. Seven, one- and two- story, two- and three-bedroom plus den floor plans with open-concept living areas and open-air terraces are available.
Designed by MHK Architecture and Planning of Naples, the light-filled floor plans feature 10-foot ceilings, designer kitchens, chic master bedrooms and designer flooring throughout. Controlled access covered parking is also included. Pricing begins in the high $400s. Construction is planned for 2014 and includes completion of 73 residences.
The Alton great room floor plan offers 1,268 square feet of living space plus a 205-square-foot balcony and two bedrooms and two full baths. The light-filled Alton residences are east and west facing. Both the great room and the master bedroom open to the balcony. The plan’s open feeling continues with a dining area that merges with the great room’s seating area. The Alton floor plan is base-priced at $495,000.
The two-bedroom with den, two-bath Ballard floor plan offers 1,529 square feet of living space and a 182-square-foot open-air balcony. It is base-priced at $650,000. The great room, master bedroom, and guest bedroom open to the balcony that overlooks Naples Square’s landscaped courtyard.
Base-priced at $725,000, the Chelsea two-bedroom with den, two-and-a-half bath floor plan includes 1,832 square feet of living space and a 214-square-foot open-air balcony. The great room, master bedroom, and guest bedroom all open to the balcony. The Chelsea is available with courtyard views or east and west city views.
The Denison plan offers 2,264 square feet of living space and a 290-square-foot balcony. Based priced at $875,000, the plan features three bedrooms, a den, three baths, a family room and dining room, an island kitchen, and an L-shaped balcony that wraps around the corner of the building. The family room, dining room, and one of the guest bedrooms open to the balcony. The Denison plan is available with courtyard, southern, and Third Avenue South exposures.
With its private, oversized one-car garage and a walkout, 226-square-foot balcony that adjoins the home’s ground floor entry, the Dartmouth plan at Naples Square lives like a villa or town home. The garage is accessible directly from the residence. Base-priced at $895,000, the northwest and northeast facing Dartmouth residences feature 2,175 square feet of living space with three bedrooms, a den, three baths, a family room and dining room, and an island kitchen. The family room and dining room open to the balcony.
The Essex floor plan provides 2,469 square feet of living space with both southern and courtyard exposures. The plan’s living room, dining room, master bedroom, and one of the two guest bedrooms open to a 277-square-foot balcony overlooking Naples Square’s landscaped courtyard. The plan includes a den and three-and-a-half baths. The Essex is base-priced at $995,000.
The two-story Franklin plan offers 2,934 of living space with three bedrooms, three-and-a-half baths, a formal living room with a two-story ceiling and double-stacked windows, a formal dining room, an island kitchen, a powder room, a first-floor guest suite, and a second floor that includes a flex room measuring more than 330 square feet, a master suite, a second guest suite, and a laundry room. An optional elevator is available. The first floor, east or west facing Franklin residences include a private, oversized one-car garage directly accessible from the residence and are base-priced at $1.295 million.
Each floor plan includes finishes specified by Naples-based Renee Gaddis Interiors. Standard details include porcelain tile flooring in the living areas, kitchens and baths, 8-foot solid core interior doors, 8-foot exterior and sliding glass doors, contemporary, lever-style door hardware, 8-inch clean-lined baseboards, 7-inch crown molding per plan, ventilated wood shelving in the bedroom, linen and pantry closets, and separate laundry rooms with a Whirlpool Duet front load washer and dryer and a utility sink in most plans.
The floor plans’ open kitchen designs include KitchenAid Architect Series II stainless steel appliances, European frameless construction, full-overlay cabinetry with a variety of door profiles, finish selections and hardware, a stainless steel, under-mount sink with a pull out spray faucet, and multiple granite and quartz counter top options that are three centimeters thick. The master bath features marble-topped vanities with dual sinks, large showers with bench seats and glass enclosures, soaking tubs with most floor plans, and a separate water closet room. J-boxes are included in most rooms for the future installation of decorative lighting or ceiling fans.
